Your results
This is an ESTIMATE, not a forecast. Occupancy, pricing, seasonality, fees, and local rules vary — adjust the inputs to test best- and worst-case scenarios.
How to use this calculator
Enter your nightly rate, how many nights per month the listing is available, your expected occupancy percentage, the platform fee percentage, and your total monthly costs. Results update as you type.
Example: a $150 nightly rate × 30 available nights × 65% occupancy = $2,925 in gross monthly revenue. A 3% platform fee takes $87.75, and with $400 in monthly costs the estimated monthly net is $2,437.25 — about $29,247 per year.
How it works
Gross monthly revenue = nightly rate × nights available × occupancy rate. Platform fees = gross × fee percentage. Estimated net = gross − platform fees − monthly costs.
Annualized net = monthly net × 12. This is a simple projection: it assumes your occupancy and rate stay constant all year and ignores seasonality, taxes, startup costs, vacancies between seasons, and platform fee plan differences.
The standard host service fee is 3% of the booking subtotal for most hosts; some pricing plans charge more. Check which plan applies to your account and adjust the fee field to match.
Frequently asked questions
How much can I make per month with Airbnb?
It depends on your nightly rate, occupancy rate, and costs. At a $150 nightly rate with 65% occupancy and $400 in monthly costs, this estimator projects about $2,437 in monthly net income — roughly $29,247 per year. Plug in your own numbers for a personal estimate.
What percentage does Airbnb take as a fee?
The standard host service fee is 3% of the booking subtotal for most hosts. A simplified host-only pricing model applies a higher 15% fee instead. The default in this calculator is 3% — adjust it if you use a different pricing plan.
What monthly costs should I include?
Include the mortgage or rent portion attributable to the listing, utilities, insurance, supplies, cleaning, and maintenance. If guests pay a separate cleaning fee that covers your cleaner, you can exclude it; otherwise include your average monthly cleaning cost.
Is this an exact forecast of my Airbnb earnings?
No — it is an estimate. Occupancy, pricing, seasonality, fees, and local regulations vary widely. Treat the result as a starting projection and adjust the inputs to see best-case and worst-case scenarios.
